“Sixth Late Tele” – the [Belfast Telegraph] newspaper’s evening edition – was the cry of Belfast’s street vendors for more than a century. The building at 124 – 136 Royal Avenue has been the site of the news since 1886.
In a digital age The Sixth, is now a clarion call for a new Belfast space. A catalytic £Xm mixed -use regeneration project that will deliver XXX high value jobs for the city.
Connecting workspace, retail and a hotel the Sixth will be designed for the new media, digital and creative businesses – real estate for a new forth estate.
The Sixth will deliver the quality anchor accommodation being sought by global and UK media companies.
A 30,000m2 new build will create unique city centre workspace fit for the demands of the modern media industry, new media, creative businesses, and other professional services.
The new floor space will be shared between an anchor occupier, digital and creative studios for smaller businesses. An adjoining hotel proposal will bring the 1884 listed newspaper building back into use.
The site’s reinvention as open, connected work space will give the city something new to shout about.
The Sixth will be the start of a new creative district for Belfast, the first piece of physical infrastructure poised to kick-start a city centre media campus.
It is the beginning of a new regeneration phase for the area surrounding Royal Avenue, enhanced by commitments to deliver new public realms (Streets Ahead 3) and a new city visitor attraction in the area by 20XX. An innovation cluster at the north of Belfast’s city centre, located opposite Ulster University.
Belfast currently has over 1300 creative businesses based in the city employing over 21,000 people without a focal point for the sector to encourage collaboration and entrepreneurship. The Sixth will provide visibility; a home, base, nexus or hub from which to develop the sector’s future.
The Sixth’s history is a ribbon connecting the city to its past, and an anchor point from which to catalyse a new space for the future.
For more than 100 years The Sixth’s signature asset, the former Belfast Telegraph office, provided real estate to the city’s fourth estate.
The Sixth’s reinvention - as an open, connected work space for creativity, learning and leisure - will be physically connected to the historic fabric of Belfast and its media and industrial heritage.
Businesses are locating in Belfast to capitalise on its highly skilled workforce, track record for foreign direct investment and future status as a UK City Region.By creating purpose built space for anchor media and professional services companies The Sixth will provide a critical mass for the Belfast’s creative sector.
A nucleus around which other smaller businesses in the new media, technology and digital industries can co-locate.

The proposals have been put forward as an outline application for the site by Bel Tel LLP. It is the first joint venture by Belfast City Council with a private sector developer, McAleer & Rushe.
The project partnership has been formed to lead on the continued regeneration of this part of the city, and ensure the appropriate strategic development of a key site and heritage asset within the city centre.
The partnership’s plans and designs are being led by award winning architects XXXXXXXX, and national planning and place making consultancy Turley. A team selected to deliver a high quality scheme that protects and enhances the heritage asset, developing new space from its fabric.
The Sixth’s proposals have been put forward as an outline application for the site by Bel Tel LLP., a joint venture by Belfast City Council and McAleer & Rushe.
The Sixth’s new building(s) could accommodate either a single occupier, or a number of smaller occupiers, but has been proposed with an intended focus on the needs of the global and local media industry, and hotel sector. The outline application reflects the need to providing maximum flexibility to meet the demands, needs and specifications of a highly dynamic market for this strategic site. The Sixth’s outline application proposals will also specify its plans for basement parking and related access, and active ‘ground-level’ uses.
A separate full application and listed building consent will also be submitted to provide an option for the preservation of the Grade B2 listed, former Belfast Telegraph building, transforming its current use from office into hotel accommodation.
This website is part of a 12 week pre-application community consultation (PACC) process. It will be updated with further information and a feedback form on XX October 2017.
